Our community is part of the Country Club Edgewater Village Association and we pay for these services.  The information below describes what it does.

What is the difference between Lakewood Ranch Phase I and Lakewood Ranch Stewardship District?
Lakewood Ranch, Phase I consists of all of the Lakewood Ranch Community Development Districts and their Homeowners' Association counterpart. This includes: CDD1 and SRVA; CDD2 and CEVA; CDD4 and GBVA; CDD5 and CEVA; and CDD6 and CCWA. The Lakewood Ranch Stewardship District falls outside of the Lakewood Ranch, Phase I boundary. The IDA, CDD's, or HOA's do not have any jurisdictional authority or management responsibilities for the Stewardship District.
Why is there no CDD3?
Community Development District 3 was a commercial CDD and was dissolved pursuant to County Ordinance 08-73. The Lakewood Ranch Town Center Owners' Association (TCOA) assumed the governing responsibilities of CDD3.

Here is the response I received from CEVA:

Gary Chapman

Hello, Gary, and thank you for the email. By copy I am also asking Gary Glass to reach out to you, he is the Director of Community Association Services and supports CEVA, along with his team. He can help with getting you connected to the HOA and CDD website.  You may also find it’s helpful to have a representative from Waterfront attend our CEVA monthly meetings at Town Hall, all of our neighborhoods, including condo’s are encouraged to attend. The next meeting is January 28 at 3pm.

CEVA’s main role is to provide governance and management for our Homeowners as defined in the Covenants, Articles, Declarations, By-Laws and HOA Manual of the Association. In the CEVA budget process, it is recognized that as a Condo you have a further set of documents and a management organization and there are parts of the CEVA support structure that are not charged to condo’s.  We try to be a homeowner friendly organization and work closely with the CDD’s and Condo’s as well as the local CERT (community emergency response team) organization and Community Activities Services (Main St and local Community events and clubs).

Schroeder-Manatee Ranch

SMR

Schroeder-Manatee Ranch (SMR) is the parent company of Lakewood Ranch, a 31,000-acre master-planned community located in Manatee and Sarasota Counties in Southwest Florida. Since the early 1900s, the Uihlein family, one of the original owners of the Schlitz Brewery, has owned the property. Ranch activities have included cattle ranching and citrus, tree and turf farming, and aggregate mining.

SMR transitioned into community development in February of 1994 and today Lakewood Ranch is home to over 36,000 residents and 16,000 jobs. The community features vibrant town centers, A-rated schools, the Lakewood Ranch Medical Center, Lakewood Ranch Golf & Country Club, Premier Sports Campus, and Sarasota Polo Club. SMR has preserved over 40% of the land for conservation and parks.

History

In 1922, The Uihlein family, founders of the Schlitz Brewing Company, acquired over 48 square miles of land east of I-75 in Manatee and Sarasota counties, at the southern reaches of the greater Tampa Bay area. The Uihleins pursued timber and ranching activities on the property creating what is today Schroeder-Manatee Ranch, Inc. (SMR). Over the intervening years, SMR has expanded to include the award-winning master-planned community of Lakewood Ranch, SMR Aggregates, The Sarasota Polo Club, and the diversified agricultural operations of SMR Farms (f/k/a SMR Turf & Trees).

SMR Farms is part of SMR and has more than 80 years of experience as a leader in Florida agribusiness. With over 31,000 acres as a starting point, SMR Farms produces sod and improved turfgrasses, containerized and field-grown trees, premium Brangus and hybrid cattle, and citrus for both the juice and fresh-fruit markets. Over those years, SMR Farms has earned a reputation for quality in everything it does, and our customers buy with the confidence that comes from knowing that we have the experience, resources and personnel to stand behind our products and services.

Beyond the business, SMR Farms has been a leader in environmental stewardship and water management. Whether it is preservation of sensitive habitat, extensive use of alternative water sources or implementation of Best Management Practices, SMR Farms has been well out front in making natural resource management a part of every land-management decision.

Herons Nest - Park 3 20, 2020

Nice of Bob and Diane Heron to let us use their Nest.

Heron's Nest Nature Park Loop shown in red below is a 0.9 mile loop trail 3.7 miles north of Waterfront on Main Street. It offers the chance to see wildlife and is good for all skill levels. The trail is primarily used for walking, trail running, birding, and road biking and is best used from October until April. Dogs are also able to use this trail but must be kept on leash.

You can easily turn this into a 3 or 4 mile walk by taking all the other trails. Much of the trail is wooded and shaded.

There is a very nice dog park, a large park, with playground equipment, pavillion, washroom, basketball, etc.

    Getting There From Here

Go north on Lakewood Ranch, then east on Summerfield to the lake and park. Summerfield is after the first stop sign and before you get to State Route 70.
